How to relocate a house in Queensland

From a removal yard or an old block to stumps on your new site — the eight steps of a house relocation, in the order they actually happen.

Relocating a house takes weeks of preparation and usually a single night on the road. Most delays and cost blow-outs come from skipping the early checks, so the order below matters.

  1. Check the destination block

Before anything else, confirm the block can take a relocated house: zoning, character or heritage overlays, flood and bushfire overlays, setbacks, slope, and whether a truck and trailer can physically get onto the site.

  2. Talk to council

Ask whether the house needs a planning approval as well as a building approval, and whether the council requires a security bond for relocated dwellings. The answer differs between councils and sometimes between zones in the same council.

  3. Choose the house

Buy from a removal yard, take one from a block being cleared, or move your own. Measure width, height and roof pitch against the route — this decides whether it moves in one piece or in sections.

  4. Engage a certifier

A building certifier assesses the house against current standards for the new site — wind rating, tie-downs, footings, energy and bushfire requirements — and issues the building approval.

  5. Transport permits & route

The house remover applies for oversize permits through the National Heavy Vehicle Regulator, organises escorts, and books any power-line lifts with Energex or Ergon Energy.

  6. Prepare and move

Stairs, verandahs and roof sections may be removed, the house cut along planned lines, jacked onto the trailer and moved — usually overnight within the permit window.

  7. Re-stump, rejoin, reconnect

New steel or concrete stumps go in, the house is lowered and tied down, sections are rejoined, the roof is made good, and plumbing, power and wastewater are connected.

  8. Final inspection

The certifier signs off, council releases any bond once the external work is finished, and the house is ready to live in.

Rules and fees vary by council. Treat this as the general shape of a job and confirm the details for your lot with the council and your certifier. Common questions about cost and timing are in the house removal FAQ, and council-by-council notes are in our region guides.
